PROPERTY MANAGEMENT SERVICES

 

 Evaluate the Property and Determine an Accurate Rental Rate
  • We will meet with you at the residence and perform a detailed documentation of the interior and exterior including photos.
  • We will run a Comparative Market Analysis based on finish, square footage, location, amenities, and other pertinent factors.
  • We will give you a suggested lease price range.
  • We will discuss with you the pros and cons of different policies such as accepting pets, not allowing smoking etc.
  • We will explain how our leases protect your investment to the maximum.
    Collection of Rental Income
  • Most of our Tenants pay rent via Direct Deposit or through our online portal so we rarely have a payment bounce. This allows us to run statements and pay our owners (via Direct Deposit) no later than the end of each month.
  • If a tenant is late paying rent we communicate via phone and email to ascertain the issue. On the 6th day of the month we post Demands for Rent or Possession. 99.9% of the time this results in payment within 3 days.
     Tenant Move-In / Move-Out
  • Over 90% of our tenants renew their leases rather than moving. Changing tenants is expensive. Normal wear and tear must be addressed (typically paint and carpet needs to be replaced every three years) and there may be days vacant.
  • If the tenant desires to move, we begin marketing the property 45 days before lease termination. We usually have a new tenant lined-up and ready to move-in when the property is vacated (and necessary repairs made).
  • We walk-thru the residence with the tenant and inspect for existing issues with the property.
  • We make notes and take photos and build a condition report.
  • When the tenant moves out we do another walk-thru with the tenant, taking notes and photos, which we compare to the previous condition report.
  • We send out our contractors and cleaning crews if necessary and assess the tenants security deposit for any repairs that are not normal wear and tear.
  • We move in the new tenant.
Eviction
  • Tenant quality is very important within our company. We have a high standard of rental qualifications to avoid eviction at all costs.
  • If there are other legal issues we will refer you to an qualified, experienced, attorney.
 
    Market Your Property for Lease
  • We will make recommendations for making your residence show-home ready or schedule cleaning and repair services for you as needed.
  • We place a reflective yard sign in the front yard that can be seen at night.
  • We post your property to over 200 FREE web-sites and 150 media sites. More advertising means less time on market and more money in your pocket. Over 85% of renters now find their next home online.
  • We answer calls, reply to tenant inquire, prescreen tenants, and show properties from 9 am to 9 pm 7 days a week... when the tenant prospects need to see the rentals.
  • We generally have 50 inquires from tenants within the first 14 days which gives us a large pool to draw from to find you the perfect tenant.
     Inspections
  • Perform periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc.
  • Send owner periodic reports on the condition of the property.
   Financial
  • Owners Portal's allow our property owners to see all financial data, all statements, a real time ledger balance, all documents, all maintenance issues, all invoices, and reports such as Income and Expense Reports.
  • Ensuring payment of all expenses associated with the property are carried out on time and any unreasonable expenses are appealed.
  • Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses.
